The Mortgage Rate Wars in Manitoba: Why the Lowest Rate Isn’t Always the Best Mortgage

General

Posted by: Peter Paley

Banks, credit unions and mortgage brokers are competing harder than ever. But in today’s uncertain economy, the right mortgage solution could be worth far more than a few basis points.

Let’s talk about something that doesn’t get discussed enough in the mortgage industry.

Right now, Manitoba’s mortgage market is incredibly competitive. Banks and credit unions are aggressively competing for mortgage business, particularly on three-, four- and five-year fixed-rate mortgages.

In some cases, they’re offering rates that mortgage brokers simply cannot match.

And you know what? That’s okay.

At Mainstream Mortgages, we’ve always believed that our job isn’t to tell you we have the lowest rate every single time. Our job is to help you make the best mortgage decision for your financial situation, both today and over the long term.

Sometimes that means finding you an exceptionally competitive rate. Sometimes it means solving a financing problem your bank couldn’t. And sometimes it means showing you why the mortgage with the lowest advertised rate could actually cost you more money down the road.

Let’s take a closer look at what’s happening in Manitoba’s mortgage market and why professional mortgage advice matters more than ever.

Manitoba’s Banks and Credit Unions Are Bringing Their A-Game

We have some excellent financial institutions in Manitoba.

Our local credit unions have built strong relationships within their communities, and Canada’s major banks continue to compete aggressively for mortgage business.

We’re seeing particularly sharp pricing on three-, four- and five-year fixed-rate mortgages.

In some situations, these institutions are willing to offer rates below what is available through the mortgage broker channel.

Why?

Mortgage lending isn’t just about the mortgage itself.

For many financial institutions, attracting a mortgage customer can lead to a much broader banking relationship, including chequing accounts, investments, credit cards, insurance and other financial services.

A highly competitive mortgage rate can be a way to establish that long-term relationship.

The result? Some genuinely excellent mortgage rates for Manitoba consumers.

And we’re happy to acknowledge that.

If your bank or credit union is offering you an outstanding mortgage rate with terms and conditions that suit your needs, we’re not going to pretend otherwise.

But here’s where the conversation gets interesting.

A Great Rate Doesn’t Always Mean a Great Mortgage

There’s an old saying in our business:

The lowest mortgage rate doesn’t necessarily mean the lowest mortgage cost.

Consider two mortgages.

One offers a slightly lower interest rate but comes with restrictive prepayment conditions, expensive penalties for breaking the mortgage, or limited flexibility if your circumstances change.

The other has a slightly higher rate but offers more favourable prepayment privileges, portability, refinancing options or a mortgage structure better suited to your financial plans.

Which one is better?

That depends entirely on you.

If you keep your mortgage for the full term and never need to make changes, the lower-rate mortgage may be the clear winner.

But what happens if you need to sell your home, relocate for work, separate, refinance to consolidate debt or access equity for an unexpected expense?

Suddenly, the mortgage terms become just as important as the rate.

A difference of 0.10% or 0.20% in interest may seem significant when you’re comparing offers. But a large mortgage penalty or an unsuitable financing structure can quickly outweigh those savings.

It’s not just about the rate you get. It’s about what your mortgage allows you to do when life changes.

Where Mortgage Brokers Really Shine: Finding Solutions

This is where Mainstream Mortgages brings tremendous value.

Banks and credit unions generally have lending guidelines they must follow. If your application doesn’t fit those guidelines, the answer may simply be no.

But a decline from one financial institution doesn’t necessarily mean you don’t have options.

We regularly work with Canadians whose circumstances don’t fit neatly into traditional lending criteria.

For example:

  • Self-employed borrowers: Business owners whose income doesn’t always appear straightforward on their tax returns.
  • Clients with bruised credit: People who have experienced financial setbacks but are working toward a stronger financial future.
  • Debt consolidation: Homeowners who want to restructure expensive consumer debt and improve monthly cash flow.
  • Complex income situations: Borrowers with commission income, multiple employment sources or unique compensation arrangements.
  • Real estate investors: Clients looking for financing structures that support their investment goals.
  • Mortgage renewals with challenges: Homeowners whose circumstances have changed since they originally qualified.

These situations don’t always require the lowest rate.

They require the right lender, the right structure and someone who knows how to put the pieces together.

That’s where experience, lender relationships and solution-based lending can make a meaningful difference.

Of course, every application remains subject to lender approval, property requirements and affordability considerations. Sometimes the right advice is to improve your financial position before taking on additional debt.

Our goal isn’t simply to get a mortgage approved. It’s to find a mortgage solution that makes financial sense.

We Still Have Some Very Competitive Rates, Too!

Let’s not forget that mortgage brokers remain extremely competitive in many areas of the market.

Through our lender relationships, we continue to have access to attractive broker-channel mortgage rates, including opportunities for meaningful discounts from posted rates.

And while banks and credit unions may be particularly aggressive on certain fixed-rate terms, that doesn’t mean they’re always the best choice across every mortgage product.

One example we’re particularly excited about right now is our Home Equity Line of Credit offering.

Home Equity Lines of Credit at Prime Minus 0.25%

Yes, you read that correctly.

We currently have access to a Home Equity Line of Credit (HELOC) option priced at Prime Minus 0.25%.

For qualified homeowners, this can be a very attractive way to access available home equity.

A HELOC can provide flexibility for things like home renovations, planned major expenses, investment opportunities or restructuring higher-interest debt.

Unlike a traditional mortgage, a HELOC generally allows you to borrow, repay and borrow again within your approved credit limit.

However, it’s important to remember that HELOC rates are variable. When the lender’s prime rate changes, your borrowing cost can change as well.

And because the borrowing is secured against your home, it should always be used responsibly.

A competitive HELOC can be an excellent financial tool when it forms part of a well-thought-out plan.

Our Prime Minus 0.25% offering is subject to lender availability, approval, qualification criteria and applicable terms. Rates and promotions may change without notice.

Hybrid Mortgages: Why Choose Just One Strategy?

With ongoing global economic uncertainty, it’s understandable that many homeowners are having difficulty deciding between fixed and variable mortgage rates.

Do you lock in for peace of mind?

Do you choose variable and hope rates decline?

What if there’s a third option?

Hybrid mortgages can offer a combination of fixed-rate stability and variable-rate flexibility.

Depending on the lender and product, a hybrid mortgage may allow you to divide your borrowing into different portions.

For example, part of your mortgage could be secured at a fixed rate while another portion carries a variable rate.

This approach can help balance interest-rate risk rather than putting your entire mortgage into one rate structure.

It won’t be the best solution for everyone, and hybrid products can have their own restrictions and complexities.

But for some homeowners, the ability to balance predictability and flexibility can be worth exploring.

At Mainstream Mortgages, we have access to some excellent hybrid mortgage options, and we’re happy to explain how they compare with traditional fixed and variable mortgages.

Mortgage Transfers: Don’t Assume You Have to Stay Where You Are

Another area where we’re seeing opportunities is mortgage transfers.

When your mortgage comes up for renewal, your existing lender will generally send you a renewal offer.

It’s convenient.

It’s easy.

And sometimes it’s competitive.

But before you sign, it’s worth asking one simple question:

What else is available?

Depending on your mortgage, your financial circumstances and the lender, transferring your mortgage at renewal may allow you to access more competitive pricing or terms better suited to your needs.

Some lenders may offer incentives or assistance with certain transfer costs, although fees and eligibility vary.

It’s also important to understand that switching lenders may require a new qualification assessment, and not every mortgage can be transferred without additional costs.

We can help you compare the options so you understand whether staying with your current lender or moving your mortgage makes the most sense.

You may discover that your existing lender has made you a very good offer.

Or you may discover an opportunity you didn’t know existed.

Either way, getting a second opinion is worthwhile.

Global Uncertainty Makes Mortgage Strategy More Important

Let’s face it. The world is unpredictable.

Global conflicts, international trade tensions, inflation, energy prices and changing economic conditions can all influence financial markets.

Here in Canada, those influences can eventually affect bond yields, interest rates, household budgets and the broader housing market.

And while everyone would love to know exactly where mortgage rates will be six months or two years from now, nobody can predict that with certainty.

That’s why we believe the best mortgage strategy isn’t built around guessing what the Bank of Canada will do next.

It’s built around understanding your financial situation and preparing for more than one possible outcome.

Can your household comfortably manage its payments if rates remain elevated?

Would you benefit from greater payment certainty?

Could you need access to equity in the next few years?

Are you planning to move, renovate, invest or retire?

These are the questions that matter.

A mortgage should fit your life—not force your life to fit your mortgage.

Sometimes the Right Solution Saves More Than the Lowest Rate

Here’s a simple example.

Imagine a homeowner with a $400,000 mortgage who is comparing two offers.

One lender offers a rate that’s 0.15% lower than another.

That difference is certainly worth considering. On a mortgage of that size, it can represent meaningful interest savings over the term.

But suppose the lower-rate mortgage also carries restrictive conditions and the homeowner needs to break the mortgage early.

Depending on the lender’s penalty calculation and the timing, those penalties could potentially exceed the interest savings from the lower rate.

Or imagine a homeowner carrying expensive credit card debt alongside their mortgage.

A carefully structured debt-consolidation strategy may reduce their monthly debt payments substantially, even if the new mortgage rate isn’t the absolute lowest in the marketplace.

Of course, consolidating debt into a mortgage can increase the total interest paid if repayment is stretched over a longer period. That’s why we look at the complete picture, including total borrowing costs, repayment timelines and long-term goals.

The point isn’t that the lowest rate is unimportant. It’s that the lowest rate is only one part of the financial equation.

The right solution can sometimes save substantially more money over time.

And that’s where good mortgage advice earns its value.

Our Promise: Straight Answers, Even When Someone Else Has a Better Rate

At Mainstream Mortgages, we don’t believe in trying to win every mortgage conversation by promising the lowest rate.

If your bank or credit union has an offer we can’t beat, we’ll tell you.

If we can offer you a better mortgage structure, more flexibility or a solution you haven’t considered, we’ll explain why.

And if your circumstances require a more creative lending approach, we’ll work to identify the available options and help you understand the costs and benefits.

We believe that kind of transparency builds long-term relationships.

Because at the end of the day, we’re not simply competing for your next mortgage transaction.

We’re working to become the mortgage professionals you trust for years to come.
